We have seen showing activity slow the past 3-4 weeks, but it is difficult to tell yet if it is just the typical holiday slowdown or if we are starting to see a reflection of the slower economy.  Looking at the numbers the market continues to look very strong.  Here are some highlights from this month's update:

  • We currently have 90 homes under contract down from 103 last month.  However, this is similar to the number under contract at this time last year (91).
  • Over the last 12 months there have been 867 homes sold which is the exact same number as sold during the same time period last year. 
  • Looking at our past December market reports since 2009 our inventory has ranged from 277-359 homes on the market and 53-91 homes under contract.  We currently sit at 331 and 90 respectively.
  • Our days on market and absorption rate have gone unchanged from last month at 101 days and 4.6 months respectively.

We had a 3-4 week stint where showing activity was down a bit, but we have seen things pick up again in the last week.  We have especially seen more showing activity in the upper end of the market over the last few weeks.  Here is a breakdown of what the numbers are telling us:

  • Year to date 789 homes have sold .  This is 25 more homes than these dates last year.
  • Our average days on market has dropped for a 6th straight month and now sits at 101 days.
  • Our inventory has dropped slightly from 350 homes last month to 337 this month while our pending sales remained strong at 103 homes under contract.
  • The absorption rate is 4.6 months which is virtually unchanged from the past several months.

Activity has been very busy across the board.  While this is typical during our spring months, there seems to be a buzz around the market that is indicating something bigger than our typical spring. 

While our inventory and absorption rates had little change from last month, our pending home sales jumped from 109 in March to 126 in April.  A few other numbers worth noting are our average list & sold price and average days on market compared to this time last year.  Our average list price is up nearly $10,000 and sits at $230,647.  Our average sold price is also up just over $10,000 at $209,577.  The average days on market has dropped from 145 days last year to our current number of 134 days.

Over the past 5 or 6 years there have been new construction homes popping up all over Gillette.  During the last boom from 2005-2008 there were so many builders flocking to town that it was nearly impossible to keep track of all of them.  While the new construction pace has slightly slowed and many of the fly by night builders have since left town, there continues to be lots of new homes being constructed every month. Gillette WY Real Estate

It is hard to believe we are already half way through June.  However, we are enjoying the busy spring and a very active real estate market!
Attached you will find our June real state market update.  There are a few things we would like to direct your attention to this month.  First, is the absorption rate.  The overall rate is sitting at 5.5 months which is very little change from our May update.  This shows a balanced overall market.  You will also notice we have seen an increase in activity in the higher end homes.  There are now 15 homes under contract over $300,000. 12 of those are over $350,000 and 5 are over $450,000.  This is a good sign as there have only seen 29 homes over $300,000 close in the past 6 months.  
It is also worth noting that our average days on market has dropped from 153 in May to 146 days in June.  Days on market tells us what has happened in the past while the absorption rate is a forecast of the future market.

We get a lot of calls and questions in our office about foreclosures.  People are wanting to take advantage of the great deals that the elevated number of foreclosures can produce.  We thought we would take a moment to share a few thoughts on foreclosures here in Gillette WY.

What is a foreclosure?

When a homeowner fails to keep up with payments on a property a bank can choose to force the sale of the home in order to attempt to recover some or all of the equity in the property.  This is a legal process that can be a long and arduous endeavor for all parties involved.

The truth about foreclosures in Gillette...

While  much of the rest of the country has struggled through the toughest real estate market they have ever seen over the past 4 years, Gillette's real estate market continues to remain strong.  This is not to say that we didn't experience an adjustment in our market, because we absolutely did.  However, the severity was just a fraction of what many markets were coping with.  

We have not had an outrageous number of foreclosures that have hit the market over the last several years.  However, the numbers have been elevated compared to what we have experienced in the past. The majority of the foreclosures we have seen have been homes under $150,000.  

Many foreclosed properties that we have seen are in pretty rough shape.  Sometimes homeowners have abandoned or vandalized the property.  We've even seen extreme cases where the homes have had Gillette Homes For Salethe appliances stolen, holes punched through the drywall, and cabinets severely damaged or missing.  If the home was left in good condition by the homeowner, there may still be some underlying issues.  Once a home is turned over to the bank, it is completely shut down.  The water is turned off, the heat/ air conditioning is turned off, and the home is essentially winterized.  Depending on how thorough this process is done, the deferred maintenance can lead to some severe issues down the road. 

We don't mean to be all doom and gloom when it comes to foreclosures.  There have been some buyers and investors who have gotten some great deals buying foreclosures over the past few years.  Sometimes that screaming deal comes along and it makes perfect sense to buy a foreclosure.  However, in our experience those deals have been few and far between.  

Foreclosures currently make up less than 10% of the Gillette Real Estate market.  This is not a large number.  We are always happy to show someone a foreclosed property, but we encourage everyone to keep an open mind.  We are in a very stable real estate market with great homes in every price point.  Couple that with record low interest rates and we would hate for someone to miss out on a great home because they were only interested in foreclosures.

Gillette has a hometown restaurant that continues to gain popularity because of their great customer service, welcoming atmosphere, and their consistently fabulous menu!  The Main Bagel is a fantastic option for breakfast, lunch, or a quick bite on the go.  Whenever we have a great experience at a hometown business we like to share it, and we have had nothing but great experiences at The Main Bagel!

Located in the Powder Basin Shopping Center (between Albertson's and Hastings), The Main Bagel offers over 15 different kinds of fresh bagels and more than a dozen different cream cheeses and spreads.  However the bagels only scratch the surface of the menu items offered. Breakfast items include everything from French toast and Belgian waffles to steak wraps and biscuits and gravy. The lunch menu offers options for everyone with different sandwiches, soups, wraps, and salads.  We would offer a recommendation from the menu, but there is no way to narrow it down to just one!  Instead we will just assure you that everything you order will be fresh, delicious, and served with a smile!

The Main Bagel is opened Monday-Friday from 6am-5pm and Saturday from 6am-3pm.  That makes it the perfect place to enjoy an early morning breakfast and one of their gourmet beverages or a late afternoon snack.  Everyone brings donuts to a get together or meeting, but we guarantee you will be the "star of the show" if you show up with a dozen bagels instead!  Call ahead at 307-687-1616 and they will have your order ready when you arrive.

But wait it gets better!  If you're looking for a deal they offer their day old bagels (just as good) Tuesday-Saturday for $2.99 for a half dozen.  This allows you to take home your favorites to enjoy for a few days!

The bottom line is Gillette is running out of residential lots for new construction homes.  RC Ranch has very few remaining lots available, Remington Estates and Pronghorn Ranch are being built out very quickly.  New construction homes ranging from 200k - 300k are the most popular product in Gillette.  Buyers can get a very quality home that fits their specific needs, style, and budget.  There are some upper end areas with available lots but when you spend 75k - 100k on a lot, you aren't left with much of a budget for your home!

Real estate is a very important economic indicator.  In a time where we are hearing some rumors of uncertainty in the energy sector, we are happy to report another month of strong numbers in the market.  The number of homes available changed only slightly to 272 while pending home sales as of today sits at 104.  We have seen pending sales up as high as 116 at different times this month.  Gillette is a resilient community that thrives when much of the rest of the country struggles.  Based on these numbers and the exciting residential and commercial development taking place in our community,  we are of the opinion that Gillette’s near and distant future are very bright!
