The first day of summer is officially here and the Gillette real estate market is alive and well!  Our overall absorption rate has crept up a bit since last month and currently sits at just over 7 months.  A few things that stuck out to us in this month’s report were the very low end of the market as well as the higher end homes that are beginning to move.  On the low end notice that the absorption rate for homes in the ranges of $0 - $119,999 and $120,000 - $139,999 are 2.7 and 3.9 months respectively.  This is due to the influx of foreclosures in this lower price range.  We have seen a lot of foreclosures coming on the market and selling rather quickly.  On the other hand, we have seen some activity in the upper end of the market.  There are currently 12 homes under contract above $300,000.  This is encouraging as there have only been 30 homes above $300,000 that have sold in the previous 6 months.

With 99 homes under contract and 371 homes for sale in Gillette WY, our real estate market continues to thrive!  While we may have experienced a slowdown over the past year, we are incredibly fortunate to not have been devastated like much of the rest of the country.  Even during our slowest months our numbers remained healthy and balanced, which is exactly what you're looking for when buying and selling real estate!

Over the past two months our average list price in Gillette is sitting right at $232,500 with an average sold price of $192,700 and an average days on market of 111.  New construction from $180,000-$250,000 continues to drive the market.  The upper ends homes (homes above $325,000) are lagging behind but we have seen some upper end homes begin to move as we continue into the summer market.

Gillette and Campbell County is the energy capital of the nation supplying 10% of the entire nations energy resources.  Mayor Tom Murphy said it best he said, "We are 30,000 people keeping the lights on for 30 million!"  Are abundant coal reserves and other mineral development coupled with forward thinking elected officials of the past and present, has left Gillette fiscally and economically sound.

Here is the most update for the Gillette WY real estate market. What is a QR Code?

If you are like us you have noticed these funny black and white square barcodes that have been poppig up all over magazines, business cards, and print advertising.  Upon further investigation we have found these little concoctions of black and white shapes and dots to be incredibly useful and technologically baffling at the same time. 

QR codes can be used in conjunction with your smart phone.  Simply search and download a free ap for QR code scanning.  When you open the ap it will look as though you are taking a picture with your phone's camera.  Center this barcode on the screen and snap the picture.  Your phone will recognize the code and take you to the web site associated with the barcode.  Don't ask us how it works, but it does!

These codes can be created for free at a number of different web sites, but we found http://qrcode.kaywa.com/ to be the quickest and easiest.  We created the code to the right for our web site and will begin to use it in our print marketing and on the back of business cards, etc. 

Technology is moving so fast and we are doing our best to keep up.  Eventually these symbols will be everywhere.  We are thinking about including them on our signs so people out looking at homes can link directly to a virtual tour or more information about that particular home.  The possibilities seem endless!

Chophouse Restaurant Gillette WY

Whenever we have a good experience with the local restaurant or business we like to make sure we tell people all about it.  This was exactly the case last night when we went on a date to the Chophouse Restaurant here in Gillette.  We had not been to dinner at the Chophouse in quite some time. We were anxious to give it a try.  I must say we were extremely impressed and will be dining here much more frequently!

Over the past few months we have been to several weddings in which the Chophouse was responsible for the catering.  Each experience was very positive with delicious food and great presentation.  I don't know what took us so long to try the actual restaurant again but I'm sure glad we did.

Last night we were greeted as soon as we came in the door and we were shown to our table and made sure we were completely comfortable.  Our server, Stasha, came right over to take our drink order and fill us in on the evening specials.  She was very attentive and took great care of us throughout the entire evening.  It just so happened that we were there on a Tuesday night which is when they feature half-priced bottles of wine.  We had an excellent Joseph Phelps Napa Valley Cabernet which at half-price was very reasonable.

For an appetizer we had the calamari.  It was lightly breaded steak cut calamari that came out piping hot with their own special dipping sauce.  This was a great way to start off the meal.  Our salads and warm bread were also very good but they were just a footnote compared to our wonderful entrées.

Lexi had the asagio crusted sirloin.  Sometimes a sirloin cut can be a bit tough or grisly.  This was an excellent cut that was very tender and cooked to perfection.  The crusted asagio cheese on top gave this steak a burst of flavor that will not soon be forgotten.  Upon a recommendation from a good friend, I ordered the steak debergo.  The beef tenderloin is pan-seared with garlic & shallots among other things before going into a broiler with a sauce that words cannot describe!  The end result was one of the finest beef dishes I have ever had!

Unfortunately we cannot review the dessert menu as we were far too stuffed to even think about such a thing.  However, everything about our experience at The Chophouse was wonderful.  The food, the service, and the atmosphere were all top-notch.  We will be getting our recommendations out to everyone we know that the Chophouse is a great place for a fine dining experience.

We also figured out that we can follow The Chophouse on facebook for daily specials and upcoming event notifications!  This will be a great way to stay on top of the fun, new, and different things Charles & The Chophouse gang have to offer!

Carbonite Saved Me This Morning!

After a great weekend enjoying family time, I returned to the office this morning my usual bright eyed and bushy tailed self.  It seemed rather dark in the office this morning and I quickly learned that we had been experiencing power surges that knocked out electricity to half the office building.  Fortunately our individual office still had electricity so I flipped on my computer and began organizing my desk as it booted up.

 

After a few moments I glanced up at my computer screen, or at least I thought it was my computer screen.  There on the screen wasn't the picture of me and my nieces and in front of the Christmas tree that I had grown so fond of.  Instead, it was the original Windows landscape and the original five icons that come with your computer when you turn it on for the first time.  My stomach began to churn.

Just then, a balloon popped up asking me if I was interested in taking a tour of my new computer.  I began hyperventilating and immediately placed my head between my knees in hopes that the blood that had suddenly rushed out of my head would return to its normal home and restore brain function. 

After the third prayer I took my head from between my knees and faced my empty screen again.  It was at this point that Lexi reminded me that nearly a year ago we had subscribed to carbonite.com.  A small ray of hope flickered as I scrambled to find my log-in information and see if I could save some of my prescious pictures, documents, files, calendar, etc.  I must admit that while I was doing this I was also leaving a frantic message for a local IT specialist to see if there was anything that could be done!

I finally calmed down enough to get logged in and read the instructions on how to access my backed-up files and restore them to my computer.  Within 15 minutes all of my files were just as I had left them Friday afternoon, my neices and I were back in front of the Christmas tree on the desktop, and order was restored to the universe. 

I would recommend carbonite to absolutely anyone and everyone.  The cost is about $50 per year, and worth every penny!  If you haven't backed up your computer lately, or ever, this is something that I would recommend doing as soon as possible, because putting it off is playing with fire.

There are a number of people who promote carbonite and you can get some discounts or a free month or two.  I believe that Rush Limbaugh and Kim Komando are both spokesman.  Just go to their web sites and click on the carbonite link to sign up.  I'm sure glad we did!

The Gillette WY real estate market continues to remain strong and balanced.  In a time when so much of the country is dealing with the worst real estate market we've ever seen, Gillette has remained a healthy market. 

We feel very fortunate to live where we do and to be in the position we are in.  Gillette did have a bit of a slow-down in the market in late 2009 and early 2010.  It seems as though we always feel a small aftershock from an economic downturn a few months after the rest of the country.  If anything we may have actually benefited.

Sinking home data and unstable markets have driven interest rates to record lows.  Here in Gillette we have been enjoying the low interest rates without the fallout of skyrocketing foreclosures and an abundance of inventory.  We have a healthy number of homes for sale in Gillette WY.  We have a great absorption rate, and quality housing available in many different price ranges.  The bottom line is...THIS IS A GREAT TIME TO BUY OR SEE REAL ESTATE IN GILLETTE WY!
