Energy Classic Gillette WY

The Energy Classic Basketball Tournament in Gillette WY started in 1998.  It quickly grew and hasPhoto Courtesy of Hottshotts become the regions premier tournament for high school boys and girls teams from across the United States and Canada.  Over the years the Energy Classic has featured some of the top ranked teams in the country and individuals who have gone on to compete in the NBA, WNBA, and NFL.  The Energy Classic boasts a great atmosphere, great competition, and unrivaled western hospitality. 

There are many features that make the Energy Classic stand out.  Some of these features include a guarantee of 3 games for each team.  Hotel accommodations, meals during the tournament, and a "show-up" fee provided.  Each team is assigned a host family to help with anything and everything they may need.  Ground transportation provided in Gillette as well as airport pick up/drop off in Gillette, Rapid City, Denver, and Billings.

Gillette Wyoming Real Estate Market

A few points of interest in this month’s report are the low absorption rate and the elevated number of pending home sales.  With 276 homes on the market, there is little change in our inventory from last month.  However, the homes currently under contract jumped from 78 last month to 107 today.  Our absorption rate has dropped slightly from last month and sits at 4.7 months.  This number continues to be driven by homes under $300,000, while the upper end of the market continues to lag behind a bit. 

It seems like we never had much of a slowdown through the winter months and we are already seeing evidence of a busy spring market.  We are fortunate to live where we do and looking forward to another great year as a community!  Please don’t hesitate to contact us when you have questions or need additional information.

New construction homes are very popular in the Gillette market right now.  And why shouldn't they be?  There are a number of very reputable builders offering great floor plans, quality construction, and very reasonable prices.  Couple this with the record low interest rates, and you can get a great deal on a brand new home! However, there are also some things you need to watch out for.

While there are some great builders, there are also a few builders offering an inferior product.  These homes are not always apparent to those ho have not dealt directly with the homes.  The last thing a buyer wants to do with a new construction home is be taken advantage of, whether it's on purpose or by mistake.

We hope this finds you well as we near the holiday season.  Attached you will find the Gillette Real Estate Market Update for this month.  Notice that the absorption rate has continued to drop and now sits at exactly 6 months.  This indicates a perfectly balanced overall market.  However, a closer look at the numbers reveals a tale of two markets.

Homes under $300,000 continue to be the most active.  This price point continues to be driven by foreclosures and new construction.  Buyers and investors have been taking advantage of the deals on foreclosures which explains the very low absorption rate for homes under $120,000.  Buyers are also taking advantage of the new construction between $200,000-$300,000.  We have some builders that are offering quality products at this price point.  Couple that with record low interest rates and it is a very attractive option for many buyers. 

The higher end homes continue to be the slower end of our market.  Low inventory can show some misleading numbers when a couple of sales occur, and we are still seeing these homes sit on the market for longer periods.

    Purchasing a home can be an unnerving experience for an unprepared buyer. However, with the right preparation the home buying process can be very enjoyable; not to mention one of the smartest long term investments you can make!     The Home Buying Path

    • The first step we recommend when starting the home buying process is to speak with a reputable lender to start the pre-qualification process. We have a list of lenders in our community for anyone who may be looking for a recommendation. Pre-qualification is beneficial in a number of ways.

    1) It gives you first hand knowledge of the types of mortgages available and allows you to figure out what type of mortgage will best fit your financial needs.

    2) It allows you to choose a loan amount you are comfortable with as well as know exactly what price range of homes you can afford.

    3) It allows you to readily make an offer once you find the home you want and not risk losing the home to another buyer while you get your financial paperwork in order.

    Our overall absorption rate has dropped to right around 7 months, while the inventory has slightly decreased, and the pending home sales have slightly risen since last month.  We continue to see the homes under $120,000 (mainly foreclosures) flying off the market.  While these homes are selling the fastest, anything under $275,000 is really in a healthy position.  We continue to remain positive about the market as a whole and confident about its future.  Please contact us when you have questions.  Have a great day!

    Whenever we have a positive experience with a local business or individual we like to make sure and share it with others.  This has absolutely been the case over the past 3+ years we have been working with Gary Kramer of Edward Jones here in Gillette. 

    We first met Gary at a free class he was offering on the basics of investing for retirement.  As self employed individuals, we don't have an employer offered 401k or any other sort of retirement plan.  We are on our own in this arena!  So when we saw the ad in the newspaper, we jumped at the opportunity to start learning how we would retire someday.

    During the class we learned the basics of investing for retirement and the different stages at which people begin their retirement planning.  We never felt as though we were being sold products or pushed toward certain ideas or philosophies of investing.  We really felt like we were being educated on different strategies that would fit our personal investing philosophy and comfort level. 

    After the class we knew it was time to get to work on our retirement planning.  We did not immediately go straight to Gary, but rather checked around with several other financial advisors and asked a lot of questions about what they could offer us.  In the end Gary was willing to take the time to explain and breakdown our questions in a way that we could understand. 

    Our first official appointment with Gary we conducted a thorough analysis of where we were at with our finances, where we were heading, where we wanted to be someday, and how we would get there.  We are planners by nature, and when we left that office we had a plan! 

    Over the past few years we have met with Gary at least once per year to update our plan, and discuss strategies for achieving our ultimate goal.  He continues to educate us and make sure we are investing within our comfort level.  We feel we can truly trust him and that he always keeps our best interest at heart.
